The Maintenance Director oversees the daily operations of the Maintenance Department. General knowledge of overall building preventative maintenance programs and experience in electrical and HVAC. Performs maintenance and repair of physical structures of the facility, by performing the following duties: 1. Collects and reviews maintenance requisitions from all units and departments of facility. Reviews information, establishes priorities, assigns staff or inspects, replaces, repairs or otherwise resolves problems. 2. Implements the approved preventative maintenance program throughout physical plant and for ail equipment per the schedule. 3. Maintains and tests the emergency power system to ensure availability of power to all entrances, exits, fire detection alarms, extinguishing equipment, and life support systems in the event electrical supplies are interrupted. 4. Maintains all essential equipment (e.g., boiler room equipment, nursing unit/medication room refrigerators, kitchen refrigerator/freezer, laundry equipment) in safe operating condition. 5. Assists the Administrator in establishing procedures to ensure the availability of potable water to essential areas in the event of loss of normal water supply. Tests facility hot water system on regular basis to evaluate water temperatures in essential locations of facility. Monitors acceptable range of temperatures and immediately starts repairs to eliminate hazards for facility residents, staff and others. Inspects, tests and maintains resident call system to ensure a functioning communication system from rooms, toilets and bathing facilities. 8. Inspects physical plant for any signs of rodents or pests. In cooperation with Housekeeping, implements effective pest control system to eliminate any rodents and pests, 9. Maintains adequate and comfortable lighting level, appropriate for tasks, without glare, ensuring lighting supports independent functioning and task performance of residents, 10. Maintains facility ventilation system to provide appropriate air movement with acceptable temperature, humidity and odor control levels. 11. Posts signs to identify smoking and non-smoking areas as appropriate. 12. Responds to emergency maintenance needs promptly Cooperates with other departments to identify and accommodate individual resident needs and preferences. 

High school diploma or general education degree (GED); or two to four years related experience and/or training; or equivalent combination of education and experience.
